【大纪元2025年04月16日讯】(大纪元记者刘毅报导)近来,中国一线城市和二线城市部分二手房的成交价已经跌至8年前,很多房主在房屋贷款压力之下不得不忍痛割爱,赔了很多钱。消息登上了百度4月16日热搜。 据《南方都市报》4月15日报导,中国广州天河公园,越秀区黄花岗、淘金、环市路、建设大马路一带的二手房,曾经的网红板块牛奶厂、珠江新城等小区的二手房价大幅下跌,房价回到2017年。 今年3月,户主赵伟(化名)将自己天河公园的一套房子三年前买的房子出售,亏了近300万元(人民币,下同)。 越秀区黄花岗一套近80平方米的两房在3月份以300万出头成交。三个多月前,前业主以总价450万元放盘,此后价格一降再降,最后在买家议价300万元出头,近乎减价三分之一,且成交价略低于当前市场价之下,卖家仍然接受交易。曾经的网红板块牛奶厂、珠江新城部分二手房的成交价已经降到2017年、2018年的成交单价。 某中介负责人李扬(化名)对该媒体表示:“只要价格降到位,还是比较容易成交的。” “而且仍有继续下探的趋势”。 另一座一线城市深圳罗湖区的雍翠华府2018年4月,一套68平方米的低层两房成交单价是 52,381元/平米 ,而今年3月,一套61平方米相似户型的中楼层成交单价只有40,585元/平米 ,每平方米单价比2018年便宜了上万元。 2024年7月,二手房均价最新成交价为每平米5.9万元 ,跌幅在37.3%左右,回到了2016年8月左右的价格 。 而据房研报4月15日的消息显示,北京从2023年10月开始,房价开始下跌。到2024年7月 ,二手房成交价每平方米5.4万元左右,和2016 年7月的水平差不多,这不到一年的时间里,跌幅超过 25%。其中,海淀区的某知名小区,2023年上半年一套100平方米的房子成交价能达到 1000万元,而到了2024 年底,同样户型的房子成交价只有750万元左右,直接跌回了8年前的价格水平。 上海二手房2024年8月成交均价不到每平米5.8 万元,回到了2016年10月的价位。 二线城市武汉的房价也是 “跌跌不休”,新房价格环比连续下跌 8 个月,二手房价格环比连续下跌10次,同比下跌24次 ,跌幅还在不断扩大。 房研报透露,现在很多城市的二手房挂牌房源数量大增,卖家们为了能把房子卖出去,不仅要面临看房时间不规律的麻烦,还得不断降价吸引买家。但即便如此,成交还是很困难,很多房子挂了好几个月都无人问津。有的卖家甚至要降价好几次,才能勉强找到买家。 而二手房价不断下跌,加剧了市场观望情绪。房研报表示二手房价格下跌对于售房者来说意味着他们的资产缩水。而对于很多购房者来说,因为担心现在买了房,房价还会继续下跌,自己的资产就会缩水 。这种心理导致很多人持币观望,即使遇到合适的房子,也不敢轻易下手。而且,市场上的观望情绪浓厚,也会影响购房者和卖家之间的谈判。卖家可能不愿轻易降价,购房者又想继续压价,双方很难达成一致,交易也就难以顺利进行 。 对此,网民“求杉02J”表示:“所谓刚需也好,中产也好,有钱人也好,现在出手买房的一年后大概率亏损10%以上,连续三至五年都会面临这个亏损率,无论是一线核心区,还是五线小城市都难逃一劫,你不卖留着交房产税更亏损大一些!” “生活领域热爱者”则认为:“房地产过剩太严重,房价普遍与收入不匹配,仍在高位继续下行阶段!今后五至十年仍以阴跌为主,二手房很难有流动性!” 责任编辑:李沐恩#
