| Boilerpipe Text | 中新社 北京8月1日电 (记者 庞无忌)中指研究院8月1日公布的数据显示，7月份，中国百城新房价格环比延续上涨，二手房价环比下跌。 据该机构统计，7月份，部分核心城市继续推出优质改善性住房项目，带动百城新建住宅价格环比保持结构性上涨。当月，中国100个城市新建住宅平均价格为每平方米16877元(人民币，下同)，环比上涨0.18%；同比上涨2.64%。 二手房价方面，“以价换量”仍是市场主流，7月百城二手房价格环比跌幅略有扩大，市场短期仍面临一定压力。100个城市二手住宅平均价格为每平方米13585元，环比下跌0.77%；同比下跌7.32%。 住房租金方面，在毕业季租住需求释放支撑下，7月重点城市住宅平均租金环比跌幅有所收窄。全国50个城市住宅平均租金为每月每平方米34.93元，环比下跌0.07%。 观察房地产市场走势，量在价先。7月中国重点城市楼市进入淡季行情，新房成交量有所下滑，二手房交易在“以价换量”之下维持一定热度。从几大核心城市来看，今年1-7月累计，北京二手房市场成交量同比增长11%；深圳、广州新房销售面积同比分别增长10%和12%；深圳二手房成交量同比增长31%；成都二手房成交量同比增长超10%。 当前，推动房地产市场止跌回稳仍是房地产政策核心目标，市场预计短期将继续聚焦已出台政策的有效落实。此外，中央城市工作会议将“以推进城市更新为重要抓手”写入城市工作总体要求，未来各项配套政策有望加速落地。 中指研究院高级分析师孟新增指出，7月上海、深圳等城市优质地块土拍(土地使用权拍卖出让)热度延续，下半年核心城市房地产市场在较强基本面支撑下有望保持一定韧性。(完) |
