In fact, a surprising find from PropertyGuruâs H2 2018 survey found that most Singaporeans are satisfied with the current housing market, and one in four millennials are actually able to move out of their family home before the age of 27. Who can buy a house in Singapore? There are three main types of properties in Singapore: HDB flats Private properties Executive Condominiums (ECs) To buy a HDB flat, you must be a Singapore Citizen or a Permanent Resident (PR) â foreigners are not eligible to buy HDB flats. Singapore Citizens and PRs are free to purchase any type of private properties (including apartments and landed bungalows) and ECs, but do take note of certain restrictions regarding ownership of HDB flats. If you are buying an HDB flat, you can apply for an HDB Concessionary Loan. The Loan-To-Value (LTV) limit for HDB housing loans is up to 90 per cent of the property value or selling price, whichever is lower. # Punggol Coast Hawker Centre just opened, look out for names like Singapore Fried Hokkien Mee and South Buona Vista Braised Duck

Live in the north-east? There's a new dining venue option for you to check out â Punggol Coast Hawker Centre.
The 576-seater space, located within Punggol Digital District, opened its doors to the public last Friday (July 25), announced Kopitiam, which manages the venue.
Out of the 40 food stalls, there are a few notable brands to check out.
One would be South Buona Vista Braised Duck, which has been around for more than five decades.
The establishment, which specialises in braised duck, shuttered in early 2024 and has made its comeback at Punggol Coast Hawker Centre.

Some hawkers in the Michelin Guide have also called the new food centre home, such as Michelin Bib Gourmand Singapore Fried Hokkien Mee and Michelin Selected Hock Hai (Hong Lim) Curry Chicken.
Apart from that, there are young and emerging hawkers to look out for.
This includes What The Puff, which specialises in unconventional curry puff flavours; Hakka Leipopo, which sells hearty bowls of thunder tea rice; Hee Hee Hee Steamed Fish & Seafood, which sells steamed Hong Kong-style seafood; and One Soy, which specialises in Soya Milk.

Other stalls at the newly opened hawker centre are Pin Wei Hong Kong Style Chee Cheong Fun, Whampoa Traditional Fried Oyster, Kedai Salima, SJ Sickander and Ammal Muslim Food.
Looking to save money? Every food stall has value meal options from \$3.50 and below.
Set meals under the Rice Garden Community Project at the hawker centre's Mixed Rice stall are priced at \$1.50 for ComCare cardholders and \$2.70 for other concessionary cardholders.
Diners can also enjoy \$1 kopi-o and teh-o, as well as Kopitiam Signature Breakfast Sets from as low as \$2.20.
## Smarter dining with AI
Punggol Coast Hawker Centre also integrates AI solutions to improve dining and operational experiences for both stall holders and patrons, according to Kopitiam.
These infrastructure and AI-powered video analytics provide real-time insights, ranging from footfall traffic mapping and service queue management to comprehensive safety monitoring across the hawker centre.
The data allows Kopitiam to deploy staff for crowd flow management or cleanliness upkeep during peak hours.
With this, hawkers can also understand customer patterns, which will help them make informed decisions regarding manpower planning and to improve service efficiency.

# Ka-Soh, heritage brand known for its fish soup, to shutter last outlet in Bukit Timah in September

The restaurant's last day of operations will be on September 28.

Another one of Singapore's longstanding F\&B brands is calling it a day.
Ka-Soh restaurant, an 86-year-old heritage brand known for its Cantonese-style fish soup, announced the closure of its last outlet at Greenwood Avenue in Bukit Timah via social media on Saturday (July 26).
The outlet's final day of operations will be on Sept 28.
According to the restaurant, it will not be renewing its lease once it's up.

At its peak, Ka-Soh Restaurant had three outlets.
In addition to the Greenwood Avenue outlet, they also ran a [flagship store at Outram](https://www.asiaone.com/lifestyle/ka-soh-closing-its-flagship-outlet-outram-after-20-years) which shuttered in June 2022 and a sister eatery, Swee Kee Eating House in Amoy Street which closed down in May 2021.

The flagship outlet in Outram, which was located in Singapore General Hospital, had been a Michelin Bib Gourmand recipient since 2016.
Ka-Soh's beloved Cantonese-style fish soup is known for its signature creamy and milky broth, which gets its flavour by boiling fish bones at high heat for several hours, according to Michelin Guide Singapore.

It was founded in 1939 as a humble push cart stall in Great World Amusement Park, and is currently helmed by Cedric Tang, the third-generation owner.
When the flagship outlet in Outram announced its closure in June 2022, the owner attributed it to manpower issues and rising costs, as reported by The Straits Times.
Prior to the outlet's closure, the business also took a hit as its sister eatery Swee Kee Eating House in Amoy Street shuttered in May 2021 due to the Covid-19 pandemic affecting the business' footfall.

# Michelin Guide Singapore 2025: Sushi Sakuta promoted to 2 stars, 1 restaurant earns its first star

After the announcement of the [Michelin Bib Gourmand results on July 17](https://www.asiaone.com/lifestyle/michelin-bib-gourmand-2025-boon-tong-kee-balestier-and-kotuwa-among-11-new-entries-list), it's now time for the full selection of the Michelin Guide Singapore 2025, now in its ninth edition.
The results were announced at the Michelin Guide ceremony held at Marina Bay Sands on Thursday (July 24).
In total, 288 locations are recognised in this year's Michelin Guide, comprising 42 Michelin-starred restaurants (three of which earned three Michelin stars, and seven two Michelin stars), 89 Michelin Bib Gourmand eateries and 157 Michelin Selected establishments.

This year, no other restaurant joined Odette, Les Amis and Zen in the three-Michelin-star category.
Cloudstreet, Jaan by Kirkwestaway, Meta, Shoukouwa, Saint Pierre and Thevar retained their two Michelin stars.

Joining them is Sushi Sakuta, a Japanese omakase specialist that has been promoted from one Michelin star. The establishment was first awarded a one star in 2023.
This year, only one establishment earned its first one Michelin star â Omakase @ Stevens.
The chef-owner of Omakase @ Stevens, Kazuki Arimoto, is an Osaka native who honed his skills in Tokyo. He also is the recipient of the Young Chef Award, which was presented by BlancPain during the Michelin Guide ceremony.

The one-Michelin-star list boasts 32 eateries, including the only hawker stall, Hill Street Tai Hwa Pork Noodle, which has retained its star since 2016, as well as Burnt Ends, Esora, Iggy's, Labyrinth and Waku Ghin.

Apart from chef Kazuki from Omakase @ Stevens, Ines Carriere Bega from Odette won the Michelin Guide Service Award and Bella Jankaew from Jaan by Kirk Westaway won the Michelin Guide Sommelier Award.
Twenty-six new establishments have made it to the Michelin Selected list for the first time. It is awarded to eateries that have met the criteria set by Michelin inspectors but that don't qualify for a Michelin Bib Gourmand or Michelin Star yet.
This includes vegetarian omakase restaurant Ki Su, Taiwanese contemporary restaurant Iru Den, Spanish contemporary restaurant Nomada and Middle Eastern restaurant The Prince.
For the Michelin Green Star, which highlights establishments at the forefront of the industry for their sustainable practices and dining experiences, two restaurants have maintained their status â one-Michelin-starred Seroja and Michelin Selected Fiz.

A manual count by AsiaOne showed that 10 establishments that were on the 2024 list were not on the 2025 list; these are Art Di Daniele Sperindio, Chef Kang's, Matera, Oshino, Poise, Rhubarb, Shinji, Sommer, Sushi Kimura and Terra. However, there is as yet no official confirmation from Michelin Guide Singapore on this.
In 2024, there were [283 Michelin Guide-recommended locations](https://www.asiaone.com/lifestyle/meta-promoted-2-stars-4-restaurants-earn-1st-stars-michelin-guide-singapore) â 51 starred restaurants, 81 Bib Gourmand eateries and 151 Michelin Selected venues.
## New Michelin Bib Gourmand entrants
Last week, Michelin Guide Singapore announced that 89 eateries here were awarded the Michelin Bib Gourmand title.
The Bib Gourmand is a rating or recognition given to restaurants and street food stalls that serve value-for-money gourmet experiences in Singapore that cost no more than \$45.
There were a total of nine new entrants plus two eateries that moved up from the Michelin Selected category.
The two entrants that moved up from the Selected category are Boon Tong Kee (Balestier) and Ji Ji Noodle House.
As for the nine new additions, there is Kotuwa, Jungle, Lao Fu Zi Fried Kway Teow, Nam Sing Hokkien Fried Mee, To-Ricos Kway chap, Wok Hei Hor Fun, Song Kee Teochew Fish Porridge, Sin Heng Claypot Bak Koot Teh and Kitchenman Nasi Lemak.
