I really cant see why its a good location in terms of transport links #85 Inaccessible and prone to congested traffic road with 1800 units from infamous developer, this project no good. The place has its own charm... But I think 1.3k psf is still high... I thot 1.2k psf is more reasonable, something like Jovell... If Treasure at Tampines can sell out, I'd reckon this can sell out too... There was another place at East Coast, was it Laguna Park or something, i think even if they make it for mass market condo, it can sell out too... but I think it was halted. #86 The place has its own charm... I really cant see why its a good location in terms of transport links I used to go there many years ago but not anymore. Good location as in it's riding on the name of being in D5 only. Unfortunately it's smacked in the dead spot of D5. #88 Got to be careful with this ah tiong developer. Their Kingsford waterbay at sengkang area and another one at Hillview both also problem many many. Even cheap cheap also need to be careful. The one at sengkang kana delay top until owners **** their pants. #89 What do y’all think of the rental prospects for Normanton Park? Near Biopolis area, science park, NUS. Sounds like got a good pool of tenants. But then again the development is so huge, there may be a lot of internal competition. What do y’all think? #90 Wouldn't touch it. Kingsford by the bay has some of the worst quality finishes i've ever seen in a condo. Terrible developer. #91 After being slapped with so many restrictions and punishments, if kingsford still dare give a substandard product, they are finished in Singapore already. Anw before TOP, BCA will audit them right? So assuming they produce decently built development and finishing, is normanton park a good investment prospect? Wouldn't touch it. Kingsford by the bay has some of the worst quality finishes i've ever seen in a condo. Terrible developer. #92 Ignoring kingsford, for the ulu location alone, its a no go for me. Unless its for a very specific working location like science park, NUH, NUS #93 After being slapped with so many restrictions and punishments, if kingsford still dare give a substandard product, they are finished in Singapore already. Anw before TOP, BCA will audit them right? So assuming they produce decently built development and finishing, is normanton park a good investment prospect? Normanton Park breakeven is approx. same psf as Kent Ridge Hill Residences... (separated only by Kent ridge park so can say they share alot of similarities in terms of location). However, I think given KRHR's more atas feeling, walking distance to MRT, relatively closer to amenities like PP food centre and supermarket and nicer landscape design, KRHR will be a better investment product than Normanton park for sure. At the same rental price, tenants will most likely consider KRHR first before Normanton Park. If we want to invest, might as well invest in the strongest project in the vicinity to make it worth. my 2 cents #94 Nice project but they made a mistake by having so many 1 bedders. Strategically located at the great potential growth area Offers panoramic city/park views (sea view for higher floor units) Your Iconic Home At Nature's Metropolis #98 And if quantum for 1 bedders starts from $6xxk that will be a sweetener. Since there’s 414 one bedders, gotta price it right. KRHR starts from $773k with 125 one bedders. Gotta price high first to earn good money for the developers. Easiest to make money from selling the affordable 1 bedders at high psf to rich sinkies. #100 The developer so lousy. Bad record and reputation wor. Not like cdl or Hong Leong for Penrose lei.
